What we do for those looking for a space, and for those who already own the asset.

Wharbz is a São Paulo real estate advisory firm that finds, compares and negotiates office floors, single-tenant buildings and street-front commercial property for companies, and represents property owners when they lease.

By property type

Each kind of space calls for a different reading.

For those looking for a space

We find and negotiate the right space for your operation, from the initial study to the signing of the lease.
We start by understanding where your company stands, not just the square meters it needs. From there, we select real options on the market, always more than one, so the negotiation has a true point of comparison. We lead the entire negotiation on your company's behalf, and we keep following up after the lease is signed.
We assess whether a planned real estate consórcio, a Brazilian group purchasing plan, fits your company's strategy, alongside Porto Seguro.

For those who already own the asset

We take care of who will occupy your asset before the negotiation even begins.
We screen every candidate with the same care we would give our own property, and we don't wait for interest to appear: we actively seek out those who truly fit your asset. Negotiation on your behalf only begins after that screening.
From the signature on, caring for your asset becomes our job.
Lease, building charges, value preservation, renewals, rent adjustments: we handle every step so nothing slips through. You have a single point of contact for all of it, and can rest knowing someone is keeping watch.

What happens after the first contact

  1. A conversation to understand the moment

Before any property, we understand the operation: team, growth plans, timelines, budget and what the address needs to communicate. This applies to those looking for a space and to those who own the asset.

  2. A proposed path, not a list

For those searching, a short, annotated selection, with what each option solves and what it demands. For the owner, the positioning of the property and the occupier profile that makes sense for it.

  3. Guidance through the signature, and beyond

Visits, negotiation and contract handled by the same person. After the signature, we stay close through the move-in, the adjustments and the renewals.

What you receive

What you take to your board

A decision about an address crosses several desks. Every stage ends with material you can take to all of them.

  1. Operation briefing

Team, growth, timing, budget and what the address needs to say, on one page.

  2. Annotated shortlist

A few options, with what each one solves and what it requires.

  3. Total occupancy cost

Rent, building charges, IPTU property tax, fit-out and rent-free period, side by side, over the whole lease.

  4. Team commute

What changes for the people, with metro lines and access.

  5. Negotiated terms

Term, rent adjustment, guarantee, renewal and rent-free period, compared with the initial offer.

  6. Schedule

From decision to move, with what depends on whom.

For finance, the cost. For HR, the team. For legal, the clauses. For the board, the decision.

Each of these services is led by the same person, from the first contact to the signature. The options that reach you have already gone through real screening; it is never the whole market list. And the natural tension of every negotiation stays with us, not between the parties.

A well-signed contract is not the same as a well-built relationship. Each side experiences the negotiation under different pressures. We care for that relationship with the same attention we give the contract, so that, in the end, both sides want to sit at the same table again. We make that relationship start right. And we stay close afterwards.

There is no single type of Wharbz client.
There is each company's moment. And Wharbz turns that moment into criteria.

When the company grows faster than its space

Meeting rooms always booked. People on headphones in the middle of the hallway. A position left open because, quite literally, there's nowhere left for anyone else to sit.

When the address needs to tell a new story

A merger, a lease ending, a brand repositioning: different reasons, same question. The first day in the new space already says what the company has become. Before any slide.

When the operation depends on the right address

Twenty extra minutes to the right highway access, multiplied by every delivery, every day, for the years of the lease ahead. The labor pool. Distance to suppliers. The spreadsheet never shows this in time.

When the asset is yours

A poorly occupied building isn't wealth, it's idle capital. The right question was never how much it's worth, but what kind of operation it should attract.

When the decision has to be defended later

A corporate lease isn't a monthly cost. It's what someone will ask, in a boardroom, five years from now: why was this decision made.

Recognized one of these moments? Then perhaps the decision had already been made. All that was missing was an address.

Referrals

Referred to us? We work alongside whoever referred you.

Many companies come to Wharbz through the people who already advise them: their lawyer, their accountant, their architect, the consultancy handling their expansion. In those cases, everyone keeps their own role. Wharbz handles the search, the comparison and the negotiation of the property; the lawyer reviews the lease; the architect designs the space. Whoever referred you stays close, and the decision arrives better grounded for everyone.

If the company does not have these professionals yet, we can recommend trusted lawyers and architects and, when needed, engineers, with no obligation.

Frequently asked questions

What companies ask before hiring us

It depends on the transaction. How we are paid is agreed case by case, before the work begins.
We work for those looking for a space and for those who own the asset. In every transaction, we make clear from the start whom we represent.
It depends on the size of the operation, the district and what is available. What helps most is starting before the current lease expires: those who search with time negotiate better.
Yes. We read the districts for you, organize a few decisive visits and follow remotely every step that does not require being here. See how it works for companies setting up in São Paulo.
Everything the company pays to occupy the space, not just rent: building charges, IPTU property tax, fit-out, the move and the effect of the rent-free period, over the whole lease. It is the right basis for comparing options.
Yes, each in their own role. If the company does not have them yet, we can recommend trusted professionals, with no obligation.
We handle renewals for the properties we manage. Renegotiations of leases already in force we assess case by case.
São Paulo, with our own reading of the main business districts: Faria Lima, Itaim Bibi, Vila Olímpia, Berrini, Chucri Zaidan, Avenida Paulista, Oscar Freire, Vila Nova Conceição and Pinheiros and Butantã.
The difference that matters
You don't need more options. You need to understand which one makes sense for your operation.

Showing properties is part of the work. Understanding what you need comes first.

The decision is yours.
Our job is to make sure it's well informed.
