Chucri Zaidan, where corporate São Paulo is still being built
Recent towers, new buildings on the way and the monorail at the door. What Chucri Zaidan is today and what it is becoming.
The natural continuation of Berrini
Given its name in 1982, Avenida Doutor Chucri Zaidan grew as an extension of Berrini, in Chácara Santo Antônio, near Marginal Pinheiros. This is where much of the most recent generation of corporate towers in the city's south zone stands, alongside television studios, Shopping Market Place and Shopping Morumbi.
The company profile resembles Berrini's: healthcare, insurance, technology, pharmaceuticals, telecommunications and financial services. The area serves those who need large floors and up-to-date buildings, with surroundings that are more corporate than bohemian.
On Chucri Zaidan, the question tends to be less about prestige and more about what the building delivers.
New towers and rail at the door
Chácara Santo Antônio, where the avenue is located, is among the areas of São Paulo receiving the most new office buildings. While the more established districts have almost no land left to build on, the area keeps gaining towers with current specifications.
The Line 17-Gold monorail has a station at the intersection of Chucri Zaidan and Avenida Jornalista Roberto Marinho and connects the area to CPTM's Morumbi Station and to Congonhas Airport. For an area that long depended mainly on the car, it is a significant change in access.
When the floor plan matters more than the name
For large operations that need contiguous space, current technical specifications and predictable occupancy costs, Chucri Zaidan is one of the few areas of São Paulo where there is still a choice. With new buildings arriving, the area tends to offer room for negotiation.
Street retail is less intense than in Itaim or Vila Olímpia and revolves around the buildings' public. Food, convenience and support services find demand on weekdays; the nearby shopping malls fulfill much of the leisure role.
