The street

A street named after a doctor, famous as a showcase

Rua Oscar Freire is named after Oscar Freire de Carvalho, a physician from Bahia, professor of forensic medicine and one of the founders of São Paulo's Forensic Medicine Institute (Instituto Médico Legal). Its fame as a shopping street came much later. For a long time, the city's designer labels were concentrated on Rua Augusta, and it was over the decades, and with an urban renewal project that refurbished sidewalks and street furniture, that Oscar Freire established itself as one of the city's leading street retail addresses.

Today it is a street of tree-lined sidewalks and well-kept facades, with shops from Brazilian and international brands, cafés and restaurants. It meets Avenida Rebouças, crosses Rua Augusta and connects with side streets that are part of the same circuit, such as Haddock Lobo and Bela Cintra, in a part of Jardins where high-end homes, services and retail sit a few steps from one another.

On Oscar Freire, the street is part of the brand.

What is changing

Fewer designer windows, more of a street circuit

Oscar Freire is no longer a designer-only street. Some international luxury brands have come to prefer luxury malls, and the street has made room for Brazilian and premium brands, concept stores with exhibitions, galleries or other services, as well as restaurants and cafés. Industry analyses indicate that this more varied mix brings more people to the street without compromising its standard.

Dining is part of this circuit. Oscar Freire and its side streets bring together restaurants, cafés and ice cream shops that give the public other reasons to visit besides shopping. At the same time, on some lots, former shops have given way to residential buildings, which reduces the supply of street-level commercial space and calls for attention to every opportunity that appears.

For your company

Shop, restaurant, clinic or client-facing office

For street retail, Oscar Freire delivers a shop window and a public drawn by the street itself: Jardins residents, high-income consumers and visitors from other cities and abroad. It is an address where the facade and surroundings are part of the brand. That is why the property's format weighs as much as the street number: shopfront width, ceiling height, access and the possibility of a support area.

Not everything is fashion retail. Restaurants and cafés, aesthetic and wellness clinics, studios, galleries and offices serving high-income clients can find an address there consistent with what they offer, with the advantage of metro access. As permitted use varies from street to street and property to property, analysis of zoning and the building's conditions comes before any visit.

Questions about Oscar Freire
Is Oscar Freire only for luxury brands?
Not anymore. The street became known as an address for designer labels, but today it also brings together Brazilian and premium brands, concept stores, restaurants, cafés and services. What remains constant is the profile of the public, with high purchasing power, and the care taken with the presentation of the property and its facade.
What kinds of business make sense there?
Fashion and home decor retail, dining, beauty and wellness, clinics and services for high-income clients. The choice depends on what the business needs from the street: a shop window and passing trade, or proximity to its clientele.
What is access by public transport like?
Oscar Freire Station, on Line 4-Yellow, is on the corner of Avenida Rebouças and the street itself. Paulista Station, on the same line, and the Avenida Paulista area are nearby, which makes it easy for teams and clients to arrive.
Why does the property's format matter so much?
Because the facade works as media. Shopfront width, ceiling height, access and the relationship with neighbors change from one block to the next, and a small difference in address can significantly change the result. That is why Wharbz starts with the operation and only then looks at properties.
