Berrini, the corporate axis São Paulo built along the Pinheiros River

Glass-and-steel towers, companies from many sectors and Congonhas nearby. What Berrini is today and why it comes up in so many comparisons.

The district

An avenue with a signature

Avenida Engenheiro Luís Carlos Berrini took shape from the 1970s onward, and much of its identity comes from architect Carlos Bratke, who designed many of the glass-and-steel buildings that defined its skyline. To the south, it crosses Avenida Jornalista Roberto Marinho and continues along the Chucri Zaidan axis.

Unlike Faria Lima, Berrini has no dominant sector. Telecommunications, healthcare, pharmaceuticals, services, technology and financial companies share the area, with business hotels, restaurants and the proximity of Congonhas making life easier for those who travel often.

Berrini is the kind of address that needs no explanation for anyone who knows São Paulo.

What it is becoming

When the cost of the neighboring avenue weighs, Berrini enters the equation

The more expensive Faria Lima becomes, the more Berrini appears in comparisons. Market surveys point to values well below those on the Faria Lima, Itaim and JK axis, in buildings of a similar technical standard, and the area has attracted companies that prioritize cost efficiency.

Access has also been strengthened. In addition to CPTM Line 9-Emerald, the area is served by the Line 17-Gold monorail, which runs along Avenida Jornalista Roberto Marinho and connects Morumbi Station to Congonhas Airport.

For your company

Space, standard and cost under control

For operations that need a larger area, a good technical standard and controlled occupancy costs, Berrini tends to be one of the fairest comparisons with Faria Lima. The address is well known, access via the Marginal is direct and Congonhas counts for those who receive visitors from out of town.

Retail in the area lives off the corporate public: lunch restaurants, cafés, convenience stores and services. For businesses of this kind, weekday traffic sustains the operation, and it is worth looking closely at weekend activity.

Questions about Berrini
Does Berrini serve companies outside the financial sector?
That is precisely one of its strengths. The profile is diverse, with healthcare, telecommunications, pharmaceuticals, technology and services, without Faria Lima's sector identity.
What is the difference between Berrini and Chucri Zaidan?
They are parts of the same axis. Berrini concentrates the older, iconic buildings; Chucri Zaidan brings together the most recent generation of corporate towers and much of the new supply.
Does the proximity of Congonhas make a difference?
For companies with frequent travel or that receive clients from other cities, yes. Line 17-Gold connects the area to the airport by rail.
How do you get there by CPTM?
Berrini Station, on Line 9-Emerald, is on Marginal Pinheiros, and Morumbi Station connects to Line 17-Gold.
